Detached ADU, ground-up build

Track progress on our current detached ADU. Custom designed single story unit. Complete ground up build. One bed, one bath, roughly 500 sq ft.

  1. Open grass side yard beside the main house before grading

    The site before grading

    A flat, fenced side yard with room for a detached unit and a clear path for utilities from the main house.

  2. Floor joists framed over a new stem-wall foundation

    Foundation & floor system

    Engineered stem walls poured, then the floor deck framed and squared to the plans.

  3. Plumbing rough-in running through the floor joists

    Utilities roughed in

    Water, waste and electrical set through the joists before the subfloor closed it up.

  4. Walls sheathed in plywood with windows installed

    Framed, sheathed, glazed

    Walls up, roof on, windows flashed and set. Framing inspection passed.

  5. ADU roofed and wrapped in weather barrier, ready for stucco

    Stucco finished

    Lath, scratch, brown and finish coats on. Covered entry, black window frames, exposed rafter tails. Grading and paint are next.

  7. Happening now

    Finish work in progress

    Interior finishes, exterior paint and final grading. Next up: final inspections and keys.

    Key hand-off

    Final inspections signed off, certificate of occupancy issued, and the keys handed to the owner.
