Detached ADU, ground-up

Our first ADU as Bayfront ADU: a detached, single-storey unit on a new stem-wall foundation behind an existing home. Foundation, floor system, rough utilities, framing and weather barrier are done; stucco, interiors and landscaping are next.

    Engineered stem walls poured, then the floor deck framed and squared to the plans.

  2. Plumbing rough-in running through the floor joists

    02 · Date to follow

    Utilities roughed in

    Water, waste and electrical set through the joists before the subfloor closed it up.

  3. Walls sheathed in plywood with windows installed

    03 · Date to follow

    Framed, sheathed, glazed

    Walls up, roof on, windows flashed and set. Framing inspection passed.

  4. ADU roofed and wrapped in weather barrier, ready for stucco

    04 · Date to follow

    Roof and weather barrier

    Roofing on and the building wrapped, ready for lath and stucco.
