These terms govern your use of bayfrontcontracting.com, operated by Bayfront Contracting, doing business as Bayfront ADU (CSLB #1131251). By using the site you agree to them. If you do not agree, please do not use the site.
What this site is
It is marketing and educational material about accessory dwelling units, plus tools to help you think about whether one makes sense for your property. It is not a contract, an offer to contract, or a substitute for professional advice about your specific property.
Estimates and ranges are not quotes
This is the most important thing on the page, so it is near the top.
- Every cost figure on this site — including everything produced by the feasibility calculator — is a planning range built from assumptions you selected. It is not a quote, a bid, a proposal, or an offer, and it does not bind either of us.
- Those ranges are drawn from general Bay Area figures. They cannot account for your lot: utility runs, sewer capacity, electrical service, grade, soil, access, or the true condition of anything already standing. Any of those can move a real number substantially in either direction.
- We give a real price only in a written proposal, after a site walk. If you have not received a written, signed document from us, you do not have a price from us.
The feasibility calculator
The calculator is a modelling tool. It is not financial advice, mortgage advice, an offer of credit, or a prediction of investment returns. Bayfront Contracting does not originate loans and is not a lender or mortgage broker.
Interest rates shown are starting points as of the date noted beside them, not offers, and they change. Rental figures are whatever you entered. Payment, break-even, and payback outputs follow arithmetically from your inputs and are only as good as those inputs. Consult a lender, a tax professional, and your own judgement before committing money.
Keyli, the AI assistant
Keyli is an automated AI assistant, not a person, and is labelled as such throughout the site.
- It provides general information only — not legal, engineering, architectural, financial, or real-estate advice, and not a determination about your property.
- AI systems can be wrong, including confidently. Anything that matters should be confirmed with your city, with a licensed professional, or with us directly.
- Building and zoning rules vary by city and change over time. Where Keyli cites a city or state source, that source governs, not the summary.
- Nothing Keyli says is an offer, a quote, or a commitment on our behalf.
Regulatory information is general
Descriptions of California ADU law on this site are general background, current as of the date shown, and simplified. State law changes — several provisions changed on January 1, 2026 — and every city layers its own ordinance on top. Neighbouring cities routinely reach different answers on the same question. Verify anything specific with the jurisdiction that will issue your permit.
No contractor-client relationship until there is a contract
Using this site, chatting with Keyli, submitting a form, or having a free site walk does not create a contractor-client relationship. That begins only when both parties sign a written construction agreement. A free site walk carries no obligation on either side.
Licensing
Bayfront Contracting holds California contractor's license #1131251. Brad Pickens holds California real-estate broker license #02007206, which is what allows us to help place a tenant in a finished unit. Real-estate services are separate from construction services, and nothing here obliges you to use both. You can verify either license with the issuing agency.
SMS and messaging terms
Bayfront Contracting (Bayfront ADU) operates the "Bayfront ADU text updates" text message program. You join only by ticking the consent box yourself on this site (the text-updates form, the estimate form, the calculator or the address lookup). The box is unchecked by default, optional, and never a condition of purchasing or using our services. The consent wording is: "I agree to receive SMS text messages from Bayfront Contracting (Bayfront ADU) about my ADU inquiry and project. Some replies may be written by Keyli, our AI assistant. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help."
- Replies to questions you have asked us about building an ADU.
- Scheduling and reminders for your free site walk.
- Status updates on your project: permits, inspections, schedule.
- Requests for a document, a decision or a signature we need to keep your project moving.
- Frequency and cost: message frequency varies with your project. Message and data rates may apply.
- Help: reply HELP to any message, or email hello@bayfrontcontracting.com.
- Opt out: reply STOP to any message to unsubscribe immediately. Opting out does not affect email, phone, or our work on your project.
- No marketing: we do not send promotional texts under this program.
Carriers are not liable for delayed or undelivered messages. Mobile opt-in information is never shared with or sold to third parties for their marketing. Program page: /sms.
Links to other sites
We link to city, county, and state resources so you can read the rules from the source. We do not control those sites and are not responsible for their content or availability.
Our content
The text, photographs, drawings, floor plans, and design of this site belong to Bayfront Contracting or are used with permission. You may read and share them; please do not republish them commercially without asking.
Disclaimer and limitation of liability
The site is provided "as is" and "as available", without warranties of any kind, express or implied, including any warranty of accuracy, merchantability, or fitness for a particular purpose. To the fullest extent permitted by law, Bayfront Contracting is not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the site or reliance on anything published here, including any estimate, calculator output, or statement made by the AI assistant.
Nothing in these terms limits any liability that cannot lawfully be limited, and nothing here affects your rights under the written construction agreement, if you sign one — that agreement governs the work itself.
Governing law
These terms are governed by the laws of the State of California. Any dispute arising from them will be brought in the state or federal courts located in Santa Clara County, California.
Changes
We may update these terms; the date at the top will change when we do. Continuing to use the site after an update means you accept the revised terms.
